Edgmont PA Real Estate Market Update

After peaking in 2007, Edgmont Township home sales activity and sales prices have stabilized over the last few years.

Edgmont Township is located in western Delaware County and is crossed to the north by the West Chester Pike and south by Middletown Rd. Founded in 1687, it started as part of Thornbury Township and was originally inhabited by the Lenape Indians. Over the years it was primarily an agricultural area with large farms throughout the west and many mills developing along Ridley Creek. In the early 1900’s the area along the trolley lines on West Chester Pike known as Castle Rock became a popular amusement park, picnic grove, and entertainment area. Today, Edgmont is home to much of the Ridley Creek State Park and many of the existing farms have been developed into newer housing developments.

With a wide variety of mostly higher end housing options throughout the township, Edgmont has been a very popular housing choice in the area. As seen in much of Delaware County, both sales activity and prices peaked in 2007 when there were 61 sales with an average sales price of $720,000 in the township. This included sales from several new developments that were under construction.

Since then, home sales and prices have fallen but continue to retain their value better than many areas in this economic environment.

Prices declined to an average sales price of $530,00 in 2008 with 45 sales but then continued with 34 sales averaging $550,000 in 2009, 50 sales averaging $507,000 in 2010, and 14 completed sales averaging $551,000 in 2011 year-to-date. Currently, there are 57 homes on the market having an average asking price of $685,000 with an additional 11 properties now under contract averaging $658,000.

Today, Edgemont Township continues to retain the best of both worlds with plenty of housing options but in a more semi-rural environment. Edgmont’s central Delaware County location affords easy commuting options into Philadelphia, Wilmington, West Chester, and throughout the region.  This combination has allowed home prices and sales activity to remain more stable on a relative basis than seen in much of the area.

Aldan PA Homes Update

Aldan real estate activity gets off to a bit of a slow start in 2011.

Aldan PA is one of the smaller boroughs in Delaware County PA and is known as the Community of Homes. It is just 6 miles west of Philadelphia and currently has approximately 1500 residential properties with just over 4000 residents. Founded in 1893, Aldan has always focused on the success and lifestyle of its residents and has traditionally had few businesses. With excellent transportation links to the surrounding area, Aldan is today served by both the the SEPTA 102 Trolley Line and the SEPTA Media/Elwyn Regional Rail Line (formerly R3 Line) as well as the local SEPTA bus lines.  These provide quick and easy access to downtown Philadelphia.

Aldan PA Twin HomeReal estate activity in the borough peaked in 2004 when there were 91 completed home sales. Since then there has been a continuing decline in yearly transactions to 72 sales in 2005, 61 in 2006, 49 in 2007, 42 in 2008, 45 in 2009, and 39 in 2010. Average prices peaked in 2007 at just over $189,000.  These have also declined to $182,000 in 2008 and $165,000 in both 2009 and 2010.

In 2011, there have been 7 completed sales with an average price of $131,000.  There are also an additional 5 homes under contract with an average asking price of $154,000, and 30 properties currently listed for sale with an average list price of $159,000. These include a wide variety of fine twins and spacious single family homes.

Farm Life at Collen Brook Farm Sunday May 22 from 1-4 in Drexel Hill Upper Darby PA

As it gears up for its active summer season, Collen Brook Farm is holding its annual Spring Festival: Farm Life at Collen Brook  this Sunday from 1:00 – 4:00.

Listed on the National Register of Historic Places, the current home including many additions was started in 1710. Collen Brook Farm Upper Darby PAThe farm was founded on 150 acres in 1692 and subsequently grew to over 1000 acres in Delaware County before much of the land was sold off for development in the 1930’s – 1950’s. Inhabited by direct descendants for almost 300 years, Upper Darby Township acquired the home in 1989. It is now opened as a museum by the Upper Darby Historical Society from May through October. The property is a great example of an 18th century farmhouse and retains many of its original features.

On Sunday, Collen Brook Farm will be hosting its annual Spring Festival: Farm Life at Collen Brook Farm. This event will include sheep shearing, wool spinning, and other demonstrations, as well as musical entertainment, refreshments, and, of course, tours of the Historic Mansion and Grounds. eorge Smith Collenbrook Farm Drexel Hill PAThis is an ideal day for children to learn of 18th and 19th century life with games, live animals, and even the opportunity for pictures in period costumes.

Spring Events To Watch

The Wilmington Flower Market and Winthethur’s Point-to-Point are just around the corner.

With the arrival of Spring and the beginning of summer, an incredible array of events return to the area.

Whether you are looking for sporting events, theater shows, movies, concerts, or carnivals, you can find almost anything in the month of May. Two of the most popular that kick off with Mother’s Day this weekend is the annual Wilmington Flower Market and Winterthur’s Point-to-Point.

The Wilmington Flower Market will be held May 5, 6, and 7 from 10:00AM to 7:00PM each day in Rockford Park. As usual it will come with a complete complement of rides, game, crafts, and of course plants. There will also be a full schedule of events planned throughout the three days.

Winterthur’s Point-to-Point follows on Mother’s Day, May 8. Gates will open for tailgating starting at 10:30 and will open for general admission at 11:30.  The day is filled with horse racing, carriage parades, antique auto displays, and stick horse races.

Both events are long Delaware traditions and great events that can be enjoyed by all! Take some time and enjoy the season.
