Home Sales Continue to Rise in 3 County Area

Quick update to my August 3 sales update:

All three counties continue to have strong sales with Chester County just barely leading the way. Chester County now has 5,305 settled sales year to date (up 4% from 2016 and 39% from 2012). New Castle County is slightly behind at 5,264 sales to date (up 12% from 2016 and 38% from 2012). Finally Delaware County now follows with 5,209 sales (up 5% from 2016 and a huge 47% from 2012!)

As you can see, we continue to have strong volume with rising sales across the board compared to last year and five years ago.

Well that’s unusual. All three counties with almost identical closed sales.

Generally I work in three counties in the area; Delaware and Chester Counties in PA and New Castle County County in Delaware. I also usually check the statistics daily for each county.

As you would expect, there is a wide variation in sales rates and volumes as particular areas become more popular or not over time. As the year progresses, there are usually clear winners and losers.

Not this year. Today I just happened to notice that the settled sales year to date total:

Delaware County: 4264 Homes reported sold in MLS

Chester County: 4267 Homes

New Castle County: 4268 Homes

A difference of only four properties for all three counties.

In 2016, the comparable data for today was Delaware at 3,974, Chester at 3,992, and New Castle County at 3,754. Five years ago saw Delaware at 2,806, Chester at 3,032, and New Castle at 3,090.

Bottom Line: Good news for all three counties! Sales continue to rise in all three counties and all three are equally robust.

Thornbury Township Chester County PA Home Sales Update

Thornbury Township in Chester County PA continues to have solid home sales with rising prices.

IMG_20170710_095605Founded in 1687,  Thornbury Township in Chester County has been a mainly rural area until recently with new residential development throughout the township. Unlike many local townships in Chester and Delaware Counties in Pennsylvania, Thornbury Township has not followed the general up and down home sale pricing trends seen throughout the area. Average prices have varied on a yearly basis not only on the overall market direction but also on the mix of properties sold. This may be changing.

 

Average prices have varied on a yearly basis but overall have managed to remain more stable than many local areas. This may be changing as prices look to move higher in 2017.

Between 2004 and 2016 the highest average sales price was $562,000 and the lowest average sales price was $442,000. These happened in adjacent years. In 2009, there were only 24 home sales at an average sales price of $544,000. Squire Cheney ParkIn 2010, sales recovered nicely to 37 sales but prices dropped to an average low of $442,000. Seeing the activity, prices rose to an overall average high of $562,000 in 2011 but sales dropped to a low of 22 sales for the year. Sales prices have remained in a range of $478,000 to $540,000 since and yearly sales have been between 31 and 44 sales per year.

Based on the numbers year to date in 2017, we may finally be in an uptrend. RedLionARCurrently there are 17 properties on the market with an average asking price of $616,000. Eight properties are under contract with an average list price of $601,000. There have also been 17 sales with an average sales price of $602,000 (96.79% of list price) with an average of 41 days on the market. If activity continues to be strong, average prices could reach a new high this year.

With its prime location on Route 926 and Route 202 providing easy access to West Chester, Wilmington, and all of Chester and Delaware Counties, Thornbury Townhip is well positioned to remain a popular housing choice for years to come. This should allow home sales activity and pricing to remain stable and strengthen going forward.

Chester County PA Home Sales Update

July 3, 2017

For the first half of 2017, the Chester County housing market continues to strengthen and looks to remain strong through the balance of 2017.

As of July 1 throughout Chester County, there were 2,541 properies currently on the market, 1,271 homes under contract, and 3,421 homes had settled at an average sales price of app $368,000.

Chester County Visitor Center Longwood PAThis compares to July 1, 2016 when there were 2,858 active properties, 1,323 under contract, and 3,147 properties had sold with an average sales price of $356,000. This indicates a 12% drop in inventory, an 8% rise in sales, and a 3% rise in price in 2017.

For more perspective, if you go back 5 years to 2012 on July 1, there were 3,669 properties on the market, 867 under contract, and 2,452 had settled with an average sales price of approximatley $327,000. Between 2012 and 2017, this shows a 31% drop in inventory, a 46% rise in properties under contract and a whopping 39% increase in completed sales with a 12% rise in average prices.

These are all strong numbers but it must be remembered that this covers the entire county so individual areas have seen a much broader range of price changes and activity, both good and bad. Just a quick update of the raw numbers as we head into the second half of the year.

Ridley Park PA – Home Prices Steady with Rising Activity

Home sales in Ridley Park Borough PA continue to rise while prices remain steady. 

In the 1870’s, the Philadelphia, Wilmington, and Baltimore railroad was developing a new line into Chester. IMG_20170413_145713They hired an architect and planned a new community to develop along the new rail line. Ridley Park was carved out of the center of Ridley Township as that new development in the 1870’s and was incorporated in 1887. Today, Ridley Park Borough is a great blend of stately old Victorians, newer single family homes, twins, condos, and apartments centered on a classic small downtown.

Since 2011, average home prices in the Borough have remained fairly constant. In 2011, the average price was $175,000. This rose to $192,000 in 2012, fell to $162,000 in 2013, then $172,000 in 2014, $182,000 in 2015, and $189,000 in 2016. The volume has been another story. There were 48 sales in 2011, rising to 49 in 2012, 60 in 2013, 79 in 2014, 90 in 2015, and 109 in 2016 – volume up 127% over the five years.

Today there are 20 homes on the market, 17 under contract, and there RidleyParkHomehave been 13 sales year to date. Settled prices have ranged from $70,000 to $230,000.

Ridley Park is mirroring what we have been seeing throughout southern Delaware County. Home sale activity has been increasing in most areas on a year to year basis but prices have not been following as aggressively. If activity continues to grow and the inventory of available homes for sale continues to shrink, we can expect to see stable or growing prices as we head for the future.

With its great location, classic downtown, wide range of housing options, and great transportation links, Ridley Park should remain a top choice in the area. This should lead to a continued stable to strong housing market.

Haverford Township PA Home Sales Update

Haverford Township continues to see solid home pricing with increasing sales activity.

Located in the northeastern part of Delaware County just to the west of the Blue Route (I-476), Haverford Township has been a very popular community along the Main Line for years. Haverford Township was first formed in 1684 from a portion of the original Welsh Tract grant of 1681. For decades it was a prime agricultural area with many mills and industry taking advantage of the local creeks. With the arrival of train and trolley lines, it has developed as a convenient suburb of Philadelphia offering quick access to the Blue Route, Philadelphia, Wilmington, The Philadelphia International Airport, and the Main Line.

On a relative basis, Haverford Township home sales pricing has remained steadier tOldHaverfordFriendsMeeting.jpghan much of Delaware County – avoiding the big drop and recovery seen in many areas of the county. Sales prices have remained within about a 10% range. In 2011, the average home sales price was $347,000. This dropped to $320,000 in 2012, then $328,000 in 2013, $337,000 in 2014, $359,000 in 2015, and $345,000 in 2016. Note that there is only a $2,000 difference in the average home sales price in 2011 to 2016. So far in 2017, the average sale price has been $357,000.

This fairly steady pricing may not last much longer. The number of homes listed per year has risen between 10 and 20% but the completed sales continue to rise more quickly. In 2011, there were 480 completed home sales. In 2012 there were 582 reported sales in the MLS, then 626 in 2013, 631 in 2014, 705 in 2015, and 943 in 2016. So far in 2017, there have been 138 completed sales with 162 additional properties currently under contract. The yearly numbers from 2011 to 2016 represent more than a 60% rise in completed sales. This has resulted in increasing price pressure (including increasing multiple offers) across the board which could begin to show up as rising prices as more homes settle over the next few months.

With a wide variety of housing choices, convenient location, stable to rising home sale pricing and sales activity, Haverford Township should remain a prime choice for homeowners for years to come.

Delaware County PA Home Sales Continue to Improve!

Delaware County PA home sales continue to improve in 2017.

It just keeps getting better. As of April 5, 2017 throughout Delaware County, there were 2312 properties on the market, 1050 under contract, and 1312 properties have settled since the first of the year.

These numbers all improved over 2016. Today last year, there were 2879 homes on the market, 1000 properties under contract, and 1206 properties sold. IMG_20170408_111128The 2017 numbers represent a 20% drop in inventory, 5% increase in properties under contract, and 8% increase in sales year to date.

They have improved every year for the last five years. Compared to 2012, the 2017 statistics show a 35% drop in homes on the market (from 3,570 in 2012), a 26% increase in those under contract (from 828 in 2012) and a healthy 50% increase in completed sales (from 869 Homes in 2012)

Since the election in November, we have continued to see a strong increase in sales and activity throughout the area. There has also been quite a bit of variation from township to township, so not all areas have been benefiting to the same extent, but the trend today is your friend.
