Marcus Hook PA History & Homes Market Update

It’s just about time for a quick Marcus Hook PA Homes Market Update with a bit of history.

Marcus Hook PA Riverfront ParkLocated just over the state border from northern Delaware along the Delaware River in lower Delaware County PA, Marcus Hook is one of the original industrial Pennsylvania river towns.  This area between New Castle Delaware and Philadelphia PA was one of the original growth areas that drove our nation from its beginnings.  The Swedes arrived first, followed by the Dutch, and finally the British including William Penn who landed just a few miles north along the Delaware River in Chester PA.

Marcus Hook PA Viscose Village Row HomesAgriculture was the original business at its founding, but Marcus Hook has always been a key trading/marketing area.  In the 1700’s it was an early port while traveling toward Philadelphia and at various points played roles in the Revolution, the Battle of 1812, the Pirate trade,  and the road and rail development along the coast but all relied on its key location along the Delaware. Although at one point it was considered a resort area,  over the ensuing years, Marcus Hook has become a major industrial area growing from fishing and shipping based industries toward major manufacturing and oil refinery based businesses.  Marcus Hook PA Row HomesIt has always benefitted from its key location in the center of the major industrial development between Philadelphia and Wilmington.

Today, it is home to two major refineries on either side of the historic downtown area with a pleasant park along the riverfront.  It’s population peaked in the 1920s with over 5000 residents but today it is a community of approximately 2500 residents.  It continues its history of community support with its strong resident involvement in its various boards, commissions, and committees and the local Marcus Hook Preservation Society.

Marcus Hook PA Mickey Vernon ParkRecent real estate activity has followed the trends seen in much of Delaware County.  With approximately 730 residential properties listed in the tax records for Marcus Hook PA, there is a nice mix of mostly row and twin homes in the borough with a few singles found throughout.  It is a very stable community with relatively low turnover of properties.  With its long history, there are properties from the 1700s through the new single family homes being built close to the riverfront park.

Marcus Hook PA HomesReal estate activity peaked in 2006 when there were 37 sales at an average price of $78,000.  For the next two years, prices continued a bit higher while activity mellowed with 33 sales averaging $87,000 in 2007 and 31 sales averaging $90,000 in 2008.  In 2009 there were only 16 completed sales at an average sales price of $80,000.  Today there are 31 homes on the market with an average asking price of $97,000, 4 homes under contract averaging $50,000, and 11 homes have sold in 2010 with an average sales price of $78,000.

With its prime location, industrial base, and community involvement, Marcus Hook PA should continue to be a stable home for years in the future.

Delaware State Parks 2010 Summer Concert Series

The Delaware State Parks 2010 Summer Concert Series is now under way.

Looking for some great free entertainment this summer?  Don’t miss the 2010 Summer Concert Series now taking place at four state parks throughout the region.  The concerts include a wide range of both local and regional acts in a wide selection of musical styles.  The parks offer a great showcase of the bands and their different styles of music.

The concerts themselves will be held in four different locations:  Bellevue State Park, Killens Pond State Park, White Clay Creek State Park, and Rockford ParkBellevue began it’s series on June 6 and will continue to hold concerts on most Thursdays and Sundays through August 29.  Killens Pond began on June 18th and will run until August 20th.  White Clay Creek also began on June 6th and will have its final End of the Summer Concert on Monday, September 6.  Rockford begins tonight and will continue until August 16th.

All the concerts are free.  A special thanks should be given to this year’s sponsors:  The Wilmington Blue Rocks, Hockessin Athletic Club, Harrington Raceway and Casino, the Christiana Care Health System, Inc Now, and A&H Metals.  Thanks to all and now is the time to take off some evenings to enjoy the area and some great music.  Another chance to enjoy all the area has to offer.

National Flag Day 2010

Welcome to National Flag Day 2010.

Flag day was first recognized in 1885 in Wisconsin.  It was in 1891 that it arrived in Pennsylvania when it was celebrated at the Betsy Ross House in Philadelphia.  It continued to spread through various organizations and states until it was officially recognized by Woodrow Wilson in 1916.  June 14 became National Flag Day when an Act of Congress was signed by President Truman in 1949.

The date was based on the Flag Resolution of 1777 passed by the Marine Committee of the 2nd Continental Congress.  The resolution established the 13 stripes and 13 stars but did not specify any particular design for the stars.  Since that time the flag has had multiple designs as the nation grew with the current design having been in place since July 4, 1960 with the addition of Hawaii.

2010 Delaware County PA Summer Festival in Rosetree Park

The 2010 Delaware County PA Summer Festival is ready to begin its season on June 10.

June has arrived! – and along with longer evenings and warmer nights, the Delaware County Summer Festival gets under way this Friday, June 10th.  This year the Festival will run from June 10th to August 15th on most Wednesday through Sunday nights.  As usual, the concert schedule includes a wide range of performances from orchestras, to Billy Joel Tributes, to the sounds of Brazilian Jazz.

All the concerts begin at 7:30 and are held in the Rose Tree Park Amphitheater.  Rose Tree Park is located just off Route 252 north of its intersection with Route 1.  There is no charge for any of the concerts but be sure to bring your own blankets and chairs.  Concessions are available on site.

The 2010 Greek Festival & Italian Festival Arrive in Wilmington DE

The 2010 Greek Festival and Italian Festival arrive in Wilmington DE this week.

Today the 2010 Greek Festival opens for its traditional run through Friday June 4th at the Holy Trinity Greek Orthodox Church at 9th & Broom Streets.  It’s a great opportunity to get a taste of Greece with food, entertainment, and dancing.  The festival will be open from 11:00AM – 11:00PM daily, and this year from 11:00-2:00 everyday, the festival will offer curbside pickup for those that are unable to dine-in at lunch.  Entertainment will begin at 7:30 nightly.  As in the past there will be a free lunch shuttle running from downtown at 9th & Market Streets.

Then, the St Anthony’s Italian Festival opens on June 6th and continues until June 13th.  The festival will be open from 5:30-10:30 Monday through Friday and from 2:00-10:30 Saturday & Sunday.  This year the Festival will be focusing on the culture of the Umbria region of Italy.

The Bellinni Bar and Bocce will be returning for their second year.   As always, there will also be plenty of food, shops, rides, and entertainment throughout.  The annual Italian Festival Gala Concert will be held on June 6th including the Wilmington Children’s Chorus as this year’s headlining group.  Tickets will also be on sale for a chance to win the ultimate Italian Dream vacation.

Every year, both festivals offer the perfect opportunity to welcome the summer season in Wilmington with all that it has to offer.  Please be sure to  take some time to visit and support our local community.
