Cedar Grove Farms home prices have eased a bit but activity remains steady.

Cedar Grove Farms PASince the Cedar Grove Farms Market update last August, prices have eased while activity has remained steady. As we saw, in 2010 through August, there were 2 home sales with an average sales price of $631,000. There were no additional sales in 2010. In 2011 year to date, there have been three sales with an average sales price of $584,000. All three homes were 4 bedroom properties with final sale prices of $565,000, $589,850, and $600,000. Only one property had a seller’s concession and it was only for $350.

There are four 4 bedroom properties and one 5 bedroom with listed square footage ranging from 3032 sqft to 4364 sqft. The 5 bedroom home has a 3 car garage while the balance have 2 car garages.

Home prices and sales activity continue to hold up better here than in many local areas. With it’s ideal combination of location, amenities, and pricing, Cedar Grove Farms should continue to be a great choice.

The homes of the Greens at Waynesborough continue to maintain their value well.
The Greens at WaynesboroughLocated just south of Paoli on Route 252 south of the Waynesborough Country Club, The Greens at Waynesborough is located in Easttown Township Berwyn PA and belongs to the Tredyffrin-Easttown School District. Built between 1995 and 2000, the community contains over 150 homes ranging in size from under 3000 square feet to over 6000. The majority are between 3500 and 5000 sqft. Most lots are between one quarter and one third acre with some ranging above an acre each.

This prime Main Line Chester County location allows easy access to most of the area. Route 252 provides quick access to both Lancaster Avenue and West Chester Pike for easy commutes along the Main Line and into much of Delaware County. This year there has been one sale for $917,000, two properties under contracting with an average list price of $987,000, and two properties currently on the market with an average asking price of $1,070,000.

Greek Festival 2011 Wilmington DE Opens Today!

Today launches the 2011 Greek Festival In Wilmington Delaware.

Greek Festival 2011 Wilmington DEHoly Trinity Greek Orthodox Church is once again presenting the annual Wilmington Greek Festival. This year the festival will be held from June 7 to June 11. Opening at 11:00 each day, lunch will be available from 11:00-2:00 with free shuttle service to downtown Wilmington (from 9th & Market Tues through Friday) and curbside pickup. Homemade food will be available all day from 11:00 – 9:30 in the Hellenic Community Center.

Holy Trinity Greek Orthodox Church 2011Music and dance performances will be held nightly. DJ music mixes will start each night at 5:30. Greek music will be performed by Philadelphia’s Atlantis starting at 6:30 and Terpsechorian Dance performances will begin at 7:30. Church tours will also be available daily. Holy Trinity is located on Broom Street just a few blocks west of Pennsylvania Avenue.

Devon homes sales and real estate values continue to hold up well.

Devon PA HomesZip code 19333, Devon PA, is centrally located along the Main Line in Chester County just to the west of Wayne PA. The zip code is primarily located in the northeast section of Easttown Township but also extends to parts of Tredyffrin Township. The southern portion includes the Waterloo Mills Preserve in Easttown Township and the zip extends just beyond the Jenkins Arboretum to the north. Devon has a long and rich history including the renowned Devon Horse Show currently under way.  This position provides quick access to both Route 202 just minutes to the north and I-476, the Blue Route, to the east.

This has quickly returned to a more normal price range with 81 sales averaging $566,000 in 2010 and 29 sales averaging $528,000 completed this year to date.

These prices would indicate a continued bit of strengthening in the immediate area.
