Chester County PA Home Sales Update

For the first half of 2017, the Chester County housing market continues to strengthen and looks to remain strong through the balance of 2017.

As of July 1 throughout Chester County, there were 2,541 properies currently on the market, 1,271 homes under contract, and 3,421 homes had settled at an average sales price of app $368,000.

Chester County Visitor Center Longwood PAThis compares to July 1, 2016 when there were 2,858 active properties, 1,323 under contract, and 3,147 properties had sold with an average sales price of $356,000. This indicates a 12% drop in inventory, an 8% rise in sales, and a 3% rise in price in 2017.

For more perspective, if you go back 5 years to 2012 on July 1, there were 3,669 properties on the market, 867 under contract, and 2,452 had settled with an average sales price of approximatley $327,000. Between 2012 and 2017, this shows a 31% drop in inventory, a 46% rise in properties under contract and a whopping 39% increase in completed sales with a 12% rise in average prices.

These are all strong numbers but it must be remembered that this covers the entire county so individual areas have seen a much broader range of price changes and activity, both good and bad. Just a quick update of the raw numbers as we head into the second half of the year.

Willistown Hunt Market Update

There is currently one property active on the market in Willistown Hunt listed for $374,900. In addition, there is one property pending in the community with a list price of $384,900 and there have been no closed sales in 2014. In 2013, there were 5 sales with an average sales price of $405,200. Willistown Hunt continues to be one of the most stable and consistent communities in the Willistown Chester County PA area.

Willistown Hunt Townhomes PASince the last update in March 2010, Willistown Hunt has continued to have fairly consistent sales and pricing as compared to many of the surrounding areas.

After several low priced sales early in 2010, sales rebounded to have five closed sales for the year with an average final sales price of $394,000 averaging 147 days on the market. Individual sales prices ranged from $340,000 to $458,000. In 2011, there were three sales averaging $395,000 with days on the market falling to 84. Prices ranged from $347,000 to $425,000.

Sales picked up again in 2012 with 5 sales. The average sales price dipped to $379,000 but the days on the market continued to fall to 54. Willistown Hunt Luxury PAPrice range tightened as well with sales ranging from $365,000 to $399,000.

In 2013, there has been one sale for $385,000 (24 days on the market) and one property is under contract that was listed for $459,000. Three additional properties are available ranging from $384,000 to $429,000 with an average price of $404,000.

The sales and pricing for the last several years in Willistown Hunt continue to reflect the quality of the homes and great location of the community. Be sure to check out the earlier post for additional details on the community.

Horse Racing Season is Here!

May 1, 2013

The horse racing season is here! May is the best time of year for those who enjoy Hunt and Steeplechase racing.

Three events are just around the corner.

Winterthur Point to PointThe Winterthur Point to Point is the first up on Sunday May 5. This is their 35th Anniversary and a great chance to celebrate both the great racing traditions and Cinco de Mayo. The gates open at 10:30 with racing beginning at 2:00. Be sure to enjoy the pony races and Parade of Antique Carriages before the races.

Willowdale SteeplechaseThe following weekend on Sunday May 12, The Willowdale Steeplechase will be held just outside Kennett Square. Continuing this Mother’s Day tradition, the Jack Russell Terrier Races begin at 11:00 with the Pony Races following at 12:15. The post time for the first horse race is 1:30.

Radnor HuntFinally on Saturday May 18, the Radnor Hunt Races will be held. The grounds open at 9:00 and the races begin at 1:30. All proceeds benefit the Brandywine Conservancy.

Be sure to take some time this year to enjoy these classic local traditions. They are a great opportunity to enjoy the spring with your friends and family and support our local organizations.

This is a great time to move. Prices have fallen but have generally now stabilized or begun to rise. Homes under contract continue to rise at a rate better than seen in 2012. The number of homes sold continue to rise. The statistics are pointing to a continued stengthening of the overall market. If this continues, both prices and interest rates could rise.

Happy Presidents Day

Beginning in 1879, this holiday was originally Washington’s Birthday and was celebrated on February 22 each year to honor our first President. In the 1970s, the celebration was shifted to the third Monday in February and in the mid 1980s it became more commonly known as Presidents Day. Although intended to be a holiday, today it seems to be more of a commercial event with many stores and businesses remaining open and having special sales.

Regardless of how you may celebrate, be sure to take some time to remember the original purpose and the sacrifices that George Washington and the others in the Revolution made to win our freedom and create this nation.

Chester County PA Home Sales Activity Update

November 20, 2012

Inventory falling and activity rising as home prices stabilize at a more sustainable level in Chester County. 

Since the last update, home sales activity has started to recover through much of Chester County PA. Year to date, the average sales price has dropped slightly from $349,000 to $336,000 while the average Days on the Market fell from 102 days to 93 days. After a very weak start at the beginning of 2012, Chester County sales activity has continued to strengthen as we worked through the year. The below data covers all Chester County:

On a year to date basis, the numbers look even more encouraging. As of November 19 for both 2011 and 2012, the total available homes on the market has fallen from 3,681 properties to 3,022 (down 18%). The properties under contract have risen 30% from 590 to 772 homes. The total homes sold have risen from 3,856 in 2011 to 4,735 – up 22%.

The Chester County market started the year very weakly lagging both New Castle and Delaware counties. New Castle County was the first to turn in the first quarter, Chester County began to move in the second quarter, while Delaware County did not strengthen until later in the year. If we can maintain this sales momentum, the year end sales numbers will easily be above 2011 and 2010 and could surpass 2009. If the economy continues to be stable, the inventory continues to fall, and consumer confidence remains solid, sales and pricing could strengthen as we move into 2013.
