Delaware City Day is scheduled for this Saturday July 19.

Delaware City DEFor over thirty years, Delaware City has celebrated Delaware City Day “to honor and celebrate Delaware City’s historic architecture and ‘small town’ America culture”. There will be a parade at 11:00 with food, craft and other vendors, and live bands throughout the day. WSTW will be broadcasting live from 10:00 until noon. There will also be fireworks Saturday night.

Another great chance to get out with the family and enjoy our state.

Blairville Court DEAs Buena Vista Park construction was completed, the adjacent property was developed as Blairville Court . This community offers 66 newer townhomes. Per the tax records, the first properties were completed in 1992 and the first section was completed in 1994. These properties were two story mostly 3 bedroom units with a few 2 bedroom properties having an average of 1250 sqft. The last homes developed in 1995-1996 were 3 story homes along Vista which added garages and additional space with most properties containing 1425 sqft.

Like Buena Vista Park, prices in Blairville Court were also impacted by the recession. The average sales price in the community peaked in 2006 when there were 2 sales with an average sales price of $185,000 (with only 4 days on the market). Blairville Court TownhomesPrices then declined until they appear to have reached a bottom in 2011-2012. In 2011 there were 7 sales averaging $102,000 with three of these being short sales (days on the market expanded to 149). In 2012 there were 2 sales averaging $92,000 with both being short sales. To date in 2013 there have been no sales but one two story property is under contract listed for $155,000 and one 3 story property is available for $190,000.

Blairville Court prices appear to have hit a bottom and may be rebounding as activity continues to strengthen in the area. Particularly the newest units with their larger size and attached garages should remain a preferred choice in the area.

Buena Vista Park Homes Update – New Castle DE 19720

After some weakness, Buena Vista Park home values appear to be stabilizing.

Buena Vista Park DELocated on Route 13 just to the north of Tybouts Corner and the Buena Vista Conference Center and south of the Route 13 / Route 40 split, Buena Vista Park is a nice community of about 220 homes. This location provides prime access to much of New Castle County and immediate access to Route 1 / Route 13 toward the shore. The Wilmington / New Castle County Airport and the City of Wilmington are directly north along Route 13. Route 1 runs just to the west and turns into Route 7 as you travel north providing easy access to I-95, the Christiana Mall, and the Stanton / Pike Creek areas. Plenty of dining and entertainment options are just minutes away.

Buena Vista Park itself is a nice mixture of townhomes and single family properties. Buena Vista Park HomePer the public tax records, the approximately 140 town homes were begun in 1988 and completed in 1990. They are almost all 3 bedroom properties with approximately 1425 square feet each with parking in front. The single family homes were completed between 1989 and 1992. These offer a mix of contemporary, colonial, and ranch style homes ranging in size from 1250 to over 2000 square feet in both 3 and 4 bedroom layouts.

As seen in most areas, Buena Vista Park was impacted by the recession and more recently short sales. The townhomes dropped from an average peak selling price of $164,000 with 7 sales in 2008 to a low average selling price of $77,000 with 7 sales in 2012. DSCN9861In 2013 year-to-date, there have been 3 sales with an average selling price of $86,000, two homes are under contract with an average list price of $65,000, and there is one property available for $89,000 so prices are showing some strength.

The single family properties have experienced the same decline. The average sales price peaked at $272,000 in 2008 with 3 sales. Prices then dropped to hit a low average of $173,000 in 2012 with 4 properties sold. In 2013, no properties have been sold or are under contract. There are currently 3 homes on the market with an average list price of $230,000 ranging in individual price from $225,000 to $242,000.

With a stronger local economy, active real estate market, lower inventory, and continuing low interest rates, it appears that we may have seen the bottom of the market for prices in the area. As prices rise, we should see decreasing pressure from short sales and foreclosures which should allow area homes to recover from their currently depressed values. With its prime location, competitive pricing, and variety of housing options, Buena Vista Park and surrounding communities should benefit quickly as the market recovers.

Open House This Saturday & Sunday – 118 Cross Ave New Castle DE 19720

We will be holding an Open House this Sunday at 118 Cross Ave in Swanwyck New Castle Delaware from 12:00 to 2:00 and Saturday from 11:00-1:00.

118 Cross Ave is a nice single family home listed for $119,900 and located in Swanwyck just south of I -295, west of the Delaware Memorial Bridge in eastern New Castle County. This location provides immediate access to Wilmington, much of New Castle County, and southern New Jersey. With over 450 homes, the three Swanwyck communities were mostly completed during the fifties. Generally the homes were 3 bedroom 1 bath properties with between 900 and 1500 square feet.

118 Cross Ave is a great 3 bedroom 1 bath single story Ranch built in 1956 with central air and gas heat. It has recently been renovated with new interior paint, floors, bath, and windows. The kitchen was updated with new appliances, counters, and refinished cabinets. It also has open covered patios in both the front and rear.

Cross will be open this Saturday from 11:00-1:00 and Sunday, September 16, from 12:00 to 2:00.

Swanwyck, Swanwyck Gardens & Swanwyck Estates DE Homes Update

Swanwyck, Swanwyck Gardens & Swanwyck Estates seem to be experiencing stronger sales and pricing as we continue through 2012.

Swanwyck, Swanwyck Gardens & Swanwyck Estates are three adjacent communities located just south of I-295 and west of Route 9 in New Castle Delaware providing easy access to much of New Castle County and immediate access to New Jersey across the Delaware Memorial Bridge. Originally part of an estate began in 1805, redevelopment in the area began as early as the late 1930s but was mostly suspended due to the war. Today most of the approximately 450+homes were built as ranch style properties during the 1950s. Although some properties range over 3000 square feet, most homes average between 900 and 1500 square feet with 3 bedrooms and 1 bath.

As seen throughout New Castle County, home prices peaked in 2006 and 2007 with the average sales price here above $180,000. In 2008, the average price fell to $173,000 and continued down to level out at $113,000 in 2011. In 2011, individual home sales prices ranged from a low of $65,000 to over $169,000 with an average home being on the market for a total of 141 days.

In 2012 year to date, we have seen some strengthening in the market as the average sales price has climbed to $124,000 with 12 sales. In addition, there is currently one home under contract that was listed for $127,500, and 11 properties currently available for sale with an average list price of $145,000. Prices still remain under pressure through short sales and bank owned properties in the area.

Based on the current activity and sales prices seen to date, it appears that Swanwyck may have already reached a good price bottom last year and is building on that base. If the economy stabilizes, prices and activity should continue to grow as we head toward the end of the year and into 2013.
