New Castle County Delaware Home Sales Update

July 2, 2014

The pace of New Castle County Home Sales has eased from the pace in last two years but continues to be solid.

Today there are 2,583 properties currently listed for sale in New Castle County with an additional 939 under contract. The average list price of those properties listed in June was $267,000 versus a year to date average list price of $257,000. There have also been 2444 completed sales with an average sales price of $225,000.

Canal BridgeOn July 2 of 2013, there were 2,354 properties for sale, 1028 under contract, and 2565 homes had been sold. The average list price for the first six months of 2013 was $240,000 while the average sales price was $221,000.

The 2014 numbers represent an increase of 229 properties on the market (+9.7%), decrease of 144 homes under contract (-14.0%), and decrease of 121 properties sold (-4.7%).

Though weaker, the overall numbers appear fairly solid for New Castle County considering the weather and overall state of the economy. Expecting a stronger market, sellers are asking more, but the completed sales prices indicate a fairly stable pricing environment (up less than 2% year to year).

Bear DE Home Sales Update – Zip 19701

June 16, 2014

Bear Delaware home sales continue on a steady pace as we approach summer 2014.

By the numbers:

Year to date there have been 151 home sales in the Bear De Zip code of 19701. This is exactly the same number year to date as in 2013. The average sales price has risen 10% from $211,000 to $233,000. Final sales prices ranged from a high of $599,495 to a low of $23,000. Bear DE Zip 19701The average total days on the market has risen from 78 days in 2013 to 86 in 2014. The final price realized to the final list price ratio has also risen from 96.72% to 97.6%.

In addition, there are 83 properties currently under contract with an average sales price of $237,000 and 143 properties on the market with an average asking price of $283,000. Current prices range from a low asking of $25,000 to a top price of $749,900. Of these, 43 were listed in the last 30 days.

Bear home sales are expected to continue their steady pace through 2014 reflecting the stable area economy and great financing rates currently available.

Ashbourne Hills Delaware Home Sales Update 19703

Ashbourne Hills continues to see solid home sales activity with stable pricing.

Ashbourne Hills Claymont DelawareAs was seen in my last Ashbourne Hills / Radnor Green Home Sales Update in September 2012, home sale activity in Ashbourne Hills continues to be solid with mostly stable pricing. Sales in Ashbourne Hills peaked in 2006 with 35 sales at an average price of $227,000. Prices remained steady into 2008 until the recession took hold. Average prices fell into the teens in 2009 and 2010, and then fell to a low of $176,000 in 2011 with only 9 sales – prices were down over 22% from their peak.

Ashbourne Hills sales activity quickly responded to the lower prices with 28 sales in 2012 at an average price of $181,000. Individual sale prices ranged from $115,000 to $220,000. The wide range in prices reflect the diverse array of homes available – from bank owned totally untouched fixers to completely updated move-in condition properties.

Ashbourne Hills Wilmington DEIn 2013 year-to-date, there have been 11 sales with an average sales price of $178,000. There are also two properties currently under contract averaging $181,000, and 9 properties are on the market with an average asking price of $225,000. Again reflecting the wide range of properties, list prices range from $175,000 to $269,000. With the highest sales price in the last three of $230,000, current asking prices may be getting ahead of the market, but the trend appears to be in the right direction.

Asbourne Hills sales prices and activity should continue to remain stable to rising as the overall economy continues to strengthen. With its great location and wide range of housing options, it should continue to be a great solid choice for many years to come.

Stonewold Greenville DE Homes Market Update

March 15, 2013

Stonewold home pricing has now stablized and remains one of the top home choices in the Greenville area.

Stonewold Greenville DESince my last market update in October 2010, Stonewold home prices and sales activity have both softened. In 2010, while average prices held up at $751,000, there were only 3 sales with an average of 87 days on the market. Individually home prices ranged from $710,000 to $820,000.

Stonewold home prices then fell in both 2011 and 2012. In 2011, 3 homes sold for an average price of $678,000. Stonewold Homes Wilmington DEIn 2012, the prices eased further to an average price of $651,000, but the sales pace began to recover with 7 sales for the year. In both years, prices ranged from $550,000 to $775,000.

This year to date there has been one completed sale for $750,000. In addition, there are two sales pending that were listed for an average price of $614,000. There are also 3 homes currently on the market with an average asking price of $696,000 and individually ranging from $649,000 to $759,000. At this point it again appears that prices will remain in the mid to high $600,000 range.

Although prices are down from their peak, it appears that they are now stabilizing and volume is supporting these price levels. With its great location and competitive pricing, Stonewold should continue to be a top choice in the area for years. Two Chances to Meet the New Castle County DE 2012 Candidates

Two candidate debates are being held locally in New Castle County this week.

Thinking about the election this year? Don’t yet know the local candidates? This week you have two opportunities to learn more about this years candidates.

On Monday, October 15, the Greater Hockessin Area Development Association (GHADA) is holding its General Election debate starting at 7PM. The debate will be held at the Hockessin Memorial Hall located at 1225 Old Lancaster Pike in Hockessin 19707. The debate will include a variety of local, county, and state candidates including the Lieutenant Governor candidates and President of County Council President candidates.

On Wednesday, October 17, the Civic League for New Castle County is hosting the County Candidate Night at the Cranston Heights Fire Hall on Kirkwood Highway. Allan Loudell from WDEL radio will be the moderator. From 7:00-7:45, the first panel will include the New Castle County Council Candidates for Council President and Council District 9. From 7:45-8:15, we will hear from the Senate level candidates. From 8:15-9:00, there will be a second panel including the two New Castle County Executive candidates.

These elections are important, particularly this year. Be sure to take the opportunity to learn about the candidates and the local issues.

Sharpley Homes Update – North Wilmington Delaware 19803

Sharpley continues to be one of the most popular, convenient, and stable home communities in North Wilmington.

Sharpley is located just north of Wilmington to the west of Route 202, north of Route 141, and south of Silverside Rd. It is adjacent to Woodbrook, Tavistock, and Eden Ridge with the communities loosely bounded by Route 202, Rockland Rd, and Mt Lebanon Rd. This provides immediate access to Wilmington and all of North Wilmington with easy commutes into southeastern PA and to I95 toward Philadelphia or Washington. Shopping, dining, and entertainment options surround the area.

Sharpley is a comfortable, well established neighborhood with wide tree lined streets and plenty of open space. With just over 400 homes, it contains a nice mixture of Colonials, Cape Cods, and Ranch style homes. Construction began in 1959 and continued  throughout the 1960s with a few properties not completed until the early 70s. Sizes range from modest 1500 sqft Ranches to over 3000 sqft Colonials. The majority of homes have 4 bedrooms with approximatley 2500-3000 square feet of living space.

Sharpley home sales prices and activity have followed the same pattern seen throughout the area but have remained more steady than most communities.  Generally there have been between 10 and 15 home sales per year with the exception of 2009 when there were only 4 home sales reported. The average sales price peaked in 2006 at $429,000 and dropped to $350,000 by 2010 but recovered nicely in 2011 to $401,000. Prices have eased this year to date with 7 sales having an average sales price of $360,000. There are also currently 4 homes on the market with an average asking price of $384,000 and 2 homes under contract averaging $371,000.

With its reasonable pricing, solid homes, and prime location, Sharpley should remain a preferred housing choice in North Wilmington for years to come.
