Middletown Township Media PA Homes Update

Middletown Township should continue to be a popular local housing choice with a wide variety of housing options, great amenities, and easy access to all the area has to offer.

Penn State has a satellite campus off Route 352 toward the north of the township with the Tyler Arboretum and part of Ridley Creek State Park also to the north. The Elwyn Institute is located to the east and the original Franklin Mint Property which will anchor the redevelopment in the area is located to the west. Chester Creek forms most of the southern boundary of the township.

Route 352 traverses the township from the southeast toward Chester to the northwest into West Chester and Chester County. Baltimore Pike takes you directly into downtown Media. The Elwyn SEPTA Regional Rail station is also located adjacent to Elwyn providing direct rail access to Media and downtown Philadelphia.

The Middletown Township home sales activity and home prices have held up much better locally than seen in many other areas of the county. Home sales activity peaked in the 2003-2006 time frame with 154-174 home sales per year. This fell to a low of 104 -113 home sales per year between 2008 and 2011 but recovered to 124 sales in 2012, 157 in 2013, and 68 in 2014 year to date.

In 2011, the average sales price reached a low of $327,000. Since 2011, the average price has tracked the increase in sales with the average increasing to $329,000 in 2012, $341,000 in 2013, and $363,000 so far in 2014. In addition, there are currently 63 homes on the market with an average list price of $423,000 and 25 properties are currently under contract but not settled with an average asking price of $336,000.

With its central location, shopping around Granite Run Mall, educational opportunities, and direct access to the amenities of Media, Middletown Township should continue to be a popular housing choice with expected strong stable pricing. The local economy should continue to benefit from both the local redevelopment as well as the recovering economy throughout the region.

Rose Tree Estates Home Sale Market Report – Upper Providence Media PA

In Media PA, Rose Tree Estates continues to be a popular home choice with prices stabilizing below their peak.

The community today has just over 90 homes on approximatley 1/3 acre lots. Most properties are 4 bedroom Colonials with a few larger 5 bedroom properties. Square footage ranges from just under 3000 sqft to over 5000 sqft with most homes close to 4000 sqft.

This location affords immediate access to Route 1 / the Media Bypass, and is just one exit west of the Blue Route, I-476 and one exit east of Route 252. From 2005 through 2007, the average home sale prices stabilized between $700,000 and $750,000 with 3 or 4 home sales per year. Individual prices ranged from $659,000 to a high of $799,000. In 2008/2009 average prices fell to $628,000 and $630,000 with 3 sales each year. Prices hit a low in 2010 with one sale for $455,000.

Rose Tree Estates Toll Brothers Media PAIn 2011, average prices bounced back with 3 sales averaging $656,000. In 2012, Rose Tree estate prices eased again with two sales averaging $556,000. In 2013 year to date there have been no sales in the community and there is currently only one property on the market with an asking price of $599,000 (4BR/3.5BA with just over 3,000 sqft)

Delaware County PA Home Sales Activity Update

March 1, 2013

Initial 2013 Delaware County PA home sales activity indicates a stronger area market.

It usually takes another week or so to have the accurate home sales statistics but the initial numbers indicate a stronger 2013.

Through February for all Delaware County we are seeing:

Active Listings On the Market: 2894 homes (down 23% from 2012)
Homes Under Contract: 724 homes ( up 9% from 2012)
Homes Sold Year to Date: 478 homes (up 18% from 2012)

After several years of a relaxed market, we are finally seeing some stronger signs of activity. Listings are declining both here and in surrounding counties***. Homes under contract are rising nicely and sales are following. This bodes well for pricing and sales as we enter the next two months which are traditionally the most active months for both new listings and homes going under contract. (Settlements usually peak in June and August)

Media PA Real Estate Market More Balanced

Media continues to exhibit a more balanced real estate market than seen in many areas of Delaware County PA.

Media PA Delaware CountyAs the county seat of Delaware County, Media has continued to be a popular housing choice in the area. It’s location adjacent to the Blue Route (Route 476) and Route 1 makes it easily accessible to all areas of the county and an easy commute to Philadelphia, Wilmington, and surrounding areas.  It also has great rail connections directly to Philadelphia and is just minutes down I-95 from the Philadelphia International Airport.

Unlike many communities in the county, for the most part, the Media real estate market has been able to maintain both its pricing and activity through the last several years.

Media PA Homes

The average home price first breached the $250,000 level in 2005 when the average home sales price rose to $255,000 with 58 sales.  Since that time prices have remained fairly stable with average prices in 2006 = $266,000 with 57 sales, 2007 = $328,000 with 66 sales, 2008 = $270,000 with 57 sales, 2009 = $265,000 with 59 sales, and 2010 = $248,000 with 53 sales.

The home price spike in 2007 can largely be explained by looking at the highest sales prices for each year.  In 2005 there was only one home sold in Media on the MLS listed for greater than $500,000.  In 2006 there were two home sales at this level, while in 2007 this spiked to 8 properties sold at prices between $500,000 and $780,000.  The activity then dropped to 4 sales in 2008, 1 in 2009, and none in 2010.

Media PA Real EstateIn Media today, there are 26 properties currently active on the market with an average sales price of $409,000 and 3 properties under contract with an average list price of $336,000 (2 properties have settled in 2011 for $258,000).  Although the active housing inventory is reasonable representing just half of last year’s sales, the asking prices seem a bit hefty with 7 of those active properties currently having list prices above the $500,000 level.  The current pending and sold prices would indicate that activity continues to be concentrated at lower price points but a strong spring market may be enough to generate sales above this level.

As seen for the last few years, Media should continue to see a strong and stable market as we progress through 2011.
