907 Morgan Av Drexel Hill PA – Open House – Sunday Oct 25 from 1:00-3:00

September 30, 2009

This Sunday- October 25, we will be holding an Open House at 907 Morgan Avenue from 1:00-3:00 in the Aronimink Section of Drexel Hill.

Morgan Ave Drexel Hill PALocated just one block east of Drexel Avenue, two blocks north of State Rd, and three blocks south of Township Line Rd, 907 Morgan Av is centrally located in the prime Aronimink Estates Section of Drexel Hill PA.  On a quiet tree lined street with plenty of area parking, the home is situated within easy access of many commuting options.  It is just blocks from the SEPTA 101 Trolley heading toward Media or the 69th Street Terminal and Philadelphia beyond.  It is also just off Township Line Road/ Route 1 providing easy access to both I-476/ Living Room with Fireplace Nook and French WindowsThe Blue Route to the west or I-76/ the Schuykill Expressway to the northeast.

The home itself is a hard to find Spanish Colonial.  This design maintains the amenities of the traditional two story Colonial layout but adds a more spacious floor plan as often seen in Craftsmen Style properties.  This results in a much more open floor plan with the front door opening directly into the living room with wide generous arched doorways leading to the adjacent family room and formal dining room. Family RoomCompleting the first floor, there is an eat-in kitchen opening to the yard in the rear, a separate office or fourth bedroom, and powder room.

On the second floor there is a large deck situated above the living room affording peaceful tree lined views of the neighborhood.  There are an additional three bedrooms and one full bath on the second floor.  The large master and a second bedroom both have direct access to the front deck.  Beautiful Home DetailsThe spacious master also has two closets with the one walk through closet allowing private entry to the second floor bath.  There is also a floored walk-up attic accessed through the second bedroom.

Classic details are found throughout the home.  Both floors have high ceilings and hardwood floors.  There are also large French windows in the living room providing a sun filled environment and the option to open up the living room to the front patio area as seen in many Spanish style properties.  The style is also reinforced through tile and arch highlights found on both the exterior and interior of the home including the tile roof.  The living room contains a nice brick wood burning fireplace in its own alcove and there is a separate reading nook just off to the side.

The open floor plan provides tremendous flexibility in the use of the space and the details create a great platform to build your perfect home.  Front Patio BenchNeighborhood Deck ViewsIf you are considering a move and Drexel Hill is within your search area, please take the opportunity this Sunday from 1:00-3:00 to stop by and visit this very special property.

Some Numbers: 245 Days of Home Inventory in Delaware County PA

September 2, 2009

Delaware County PA currently has a 245 day inventory of homes on the market at the current sales rate.

Ridely Creek State Park Edgmont Township PAFor those that may visit my website, I keep a running tab of the current active, pending, and sold statistics for Delaware County right on the front page.  Today, day number 245 in 2009, the number of homes sold in Delaware County finally surpassed the number of homes currently for sale – hence the 245 days of inventory.

We can’t get the exact day to compare when this happens each year from our MLS, but here are some interesting points to contemplate:

–We hit the same point in early August last year and at the end of July in 2007.
–Inventories in both years were over 4200 homes versus 3168 today.
–In 2006, with a slightly higher inventory, we reached this point in early July.
–In 2005, 2004, and 2003, the sold homes passed those on the market in early to late June on lower inventories ranging from 2400-2900 homes for sale.
–Inventory dropped 26% in the last year as the market stabilized.
–Year-to-Date Sales dropped 15% from 2008 and 39% from the peak in 2005.

Colonial Plantation - Ridely Creek State Park Edgmont Township PAThe last year we had this level of home sale activity was in 1995 when there were only 3032 home sales to this same date.  This sales rate had grown to a peak of 5250 homes sales on this date in 2005 (+73% in the decade) and has subsequently fell 39% by this year.

Overall, the market in Delaware County PA has remained fairly stable. Average prices have come down moderately, but we neither saw the peak nor trough experienced in other markets in the country.  Gardens Ridely Creek State Park Edgmont Township PASales activity has fallen driven by uncertainties across the economy.  Short term we could see additional home sales strength due to both the expiration of the first time home buyer’s incentives and the historically low interest rates.  Long term, we can expect a stronger market as the sales pace and demand return to a more “normal” rate as the economy and confidence recover.

Time will tell.  As always, let me know if you have any questions.
