Gladstone Manor home prices continue to be fairly stable with rising activity.
Gladstone Manor continues to be a very popular community in Lansdowne. it is located just off Baltimore Pike just east of Darby Creek and west of Lansdowne Avenue/ downtown Lansdowne. This location provides easy access throughout eastern Delaware County. There is also a Media-Elwyn regional rail line train stop located on the southwest corner of the development affording quick access out to Media or into downtown Philadelphia.
With over 300 properties, Gladstone Manor contains a nice selection of twins and single family properties. Most homes were constructed between 1926 and 1928 with newer construction finishing the community in the 1950s. The most popular style are the 3/4 bedroom twins averaging between 1300 and 1900 sqft.
As we have seen throughout the county, average home prices did get hit during the recent recession. Prices peaked in 2006/2007 with average prices between $193,000 and $195,000. Individual sales prices ranged from $144,000 to over $245,000. Prices and activity dropped reaching a low in 2010 with 6 sales averaging $154,000. Since then prices have stabilized averaging $157,000 with 13 sales in 2011, $162,000 with 13 sales in 2012, and $144,000 with 5 sales in 2013 year to date.
Currently, there are 3 homes on the market with list prices from $140,000 to $218,000 and averaging $180,000. There is also one property pending for $139,000. When these sell, the average price looks headed toward the same price range we have seen over the last few years.
With a strengthening economy and still historically low interest rates, Gladstone Manor should continue to benefit with stronger pricing and better sales.
