The August Radnor 411 Video Includes Permit FAQ

Radnor Township now has its own YouTube channel, including a monthly video update, and Facebook Page.

Expanding its outreach to the local community, Radnor Township has now added a YouTube Channel and Facebook Page to increase its reach to area residents beyond the current website.

DSCN0244Included in these new social media initiatives is a monthly video update: The Radnor 411. Hosted by Jim Doling, this month’s video update includes 4 different area updates from the Public Works Dept, Recreation and Community Programming Dept, Finance Dept, and Community Development Dept. Along with the other segments, the Community Development Dept has included a frequently asked question segment (at the 12:00 minute mark) that highlights some common permit questions.

Ashbourne Hills Delaware Home Sales Update 19703

Ashbourne Hills continues to see solid home sales activity with stable pricing.

Ashbourne Hills Claymont DelawareAs was seen in my last Ashbourne Hills / Radnor Green Home Sales Update in September 2012, home sale activity in Ashbourne Hills continues to be solid with mostly stable pricing. Sales in Ashbourne Hills peaked in 2006 with 35 sales at an average price of $227,000. Prices remained steady into 2008 until the recession took hold. Average prices fell into the teens in 2009 and 2010, and then fell to a low of $176,000 in 2011 with only 9 sales – prices were down over 22% from their peak.

Ashbourne Hills sales activity quickly responded to the lower prices with 28 sales in 2012 at an average price of $181,000. Individual sale prices ranged from $115,000 to $220,000. The wide range in prices reflect the diverse array of homes available – from bank owned totally untouched fixers to completely updated move-in condition properties.

Ashbourne Hills Wilmington DEIn 2013 year-to-date, there have been 11 sales with an average sales price of $178,000. There are also two properties currently under contract averaging $181,000, and 9 properties are on the market with an average asking price of $225,000. Again reflecting the wide range of properties, list prices range from $175,000 to $269,000. With the highest sales price in the last three of $230,000, current asking prices may be getting ahead of the market, but the trend appears to be in the right direction.

Asbourne Hills sales prices and activity should continue to remain stable to rising as the overall economy continues to strengthen. With its great location and wide range of housing options, it should continue to be a great solid choice for many years to come.

Last Week for The Delaware County Summer Festival in Rose Tree Park

Quick Reminder: This is the last week for the Delaware County Summer Festival in Rose Tree Park.

This is the last week to enjoy the Delaware County Summer Festival. Beginning with the U.S. Army Field Band and Soldiers’  Chorus on Wednesday and continuing each night through Sunday with the Charlie Phillips Band tribute to Eric Clapton, these are the final nights to take in a show.

Rose Tree Park Summer SeriesAs always, the concerts are held in Rose Tree Park in the Rose Tree Park Amphitheater. Rose Tree Park is located at the intersection of Rose Tree Rd and Route 252. As always, the concerts are free and begin at 7:30 each night.

Klair Estates Wilmington DE 19808 Home Market Update

Klair Estates home values and sales activity have continued to be stable recently.

Klair Estates Wilmington DE 19808Klair Estates is a nice single family home development of just over 300 properties developed in the 1950s. Located on the Kirkwood Highway on the south east corner of the intersection of Kirkwood Highway and Limestone Road (Route 2 and Route 7), Klair Estates is nicely located for anyone needing quick access throughout New Castle County. This prime location places it almost equidistant from Newark, New Castle, Hockessin, and Wilmington with quick access up Route 7 into Pennsylvania or south on Route 1 to the beaches. Just to the south, I-95 provides freeway access to Philadelphia and Baltimore.

Klair Estates was developed primarily in the 1950s with the earliest properties being completed in 1954 based on the tax records. These were primarily ranches along Shady Dr with approximately 1150-1700 sqft. Over the next few years building continued with a mix of ranches and split level properties primarily in the northern part of the development. Klair Estates Ranch Home Wilmington DEKlair Pl, Harris Pl, and Weir Circle saw construction beginning in 1955 and continuing from 1957 through 1959. By 1959, construction had also moved down to Sharon and Sandy Dr with primarily ranches in the 1700 sqft range. Overall construction began in 1954 and continued through 1965 with a mix of ranch and split level homes, mostly 3 bedroom, ranging from 1075 to over 2000 sqft.

As we have seen throughout New Castle County, Klair Estates has experienced a price pull back and rebound since the recession started in 2008. The average sales price peaked in 2006 when there were 9 sales with an average sales price of $230,000 and 28 days on the market. Klair Estates Split Level HomeThe prices stayed basically the same in 2007 and then dropped to $206,000 with 10 sales in 2008 and $181,000 with 9 sales in 2009. Average prices bottomed in 2010 with only 5 sales averaging $164,000.

Prices recovered to an average sales price of $183,000 in 2011, and have remained fairly stable at $175,000 with 5 sales in 2012 and $175,000 with 4 sales year to date in 2013. There are also 3 properties currently available for sale with an average asking price of $185,000 and individual prices ranging from $140,000 to $214,000 – about in line with the prices that we have seen over the last several years.

Going forward, Klair Estates home prices should continue to benefit from the increased sales activity and solid to rising home prices that we are seeing throughout the Pike Creek / mid county region. Be sure to include it on any search for homes in the area.

Deer Crossing Boothwyn PA Homes Update

Deer Crossing is a nice small newer single family community in Upper Chichester Delaware County PA currently offering some great values.

Deer Crossing Upper Chichester PADeer Crossing is a small single family home development of 30 planned homes. The community is located in Upper Chichester Township just east of Chichester Ave between I-95 and Route 322 / the Conchester Highway. From I-95, Chichester Ave is the first exit in Pennsylvania north of the state line. Deer Crossing is to the north after passing through Boothwyn and just beyond the Upper Chichester High School. This is an ideal location for commuting into Delaware, Philadelphia, and much of Delaware County.

Built by Mullray Builders, Deer Crossing construction began in 2005 with new home sales continuing from 2006 until recently. All the homes were 4 bedroom 2.5 bath properties ranging in size from 2500 to over 3500 square feet depending on the options and amenities. The lots were designed to be 1/4 acre plus to create a nice convenient neighborhood. There is some public space toward the entrance as well as a separate playground area for children in the community.

2 Buck Lane Deer Crossing PA 19061Deer Crossing was designed to be built with base pricing starting in the mid $300s. Reported pricing per the tax records began in the low $300s and ranged up to just below $500K. Not all properties were reported to the MLS and there have been limited resales, but average pricing reported on the MLS between 2006 and 2010 ranged from $368,000 to $424,000. Prices took a hit in 2011 with 1 sale for $296,000. Prices recovered a bit with 4 sales in 2012 averaging $318,000 and 2 sales in 2013 year to date averaging $320,000. Today there are also 2 homes on the market with an average asking price of $294,000.

With the recent pull back in pricing, Deer Crossing offers some tremendous values today. With it’s location, amenities, and stronger real estate market, Deer Crossing should continue to be a popular choice going forward.
