Concord Township PA Homes Update

From condos to large single family homes of every age and style, Concord Township covers all your options.

Historically, Concord Township encompasses four villages dating into the 1600s. Still existing today, they were the villages of Concordville, Elam, Markham, and Ward. These were established as key economic or travel hubs in the original colonial development period.

Today, with its great location at the crossroads of Route 202, Route 1, and Route 322, Concord Township offers its residents the best of all worlds.  Situated on these major commuter routes, it has easy access into Wilmington, West Chester, Media, and Philadelphia.  It also affords quick visits to most areas of Chester County, Delaware County, and the Main Line.  If you do not like to travel, however, it also has multiple dining and entertainment options.  Great shopping options within the township include the Shoppes of Brinton Lake and the recently completed Concordville Town Centre.

Garnet Valley Woods Homes Concord PAOver the last ten years, it has also seen quite a bit of new residential development.  This has only added to the options available in the area and continued to make it a more attractive community in which to reside.  In 2010 sales included everything from 2 bedroom condos starting at just over $100,000 to large single family homes topping out over $800,000.

With the new development, pricing appears to have remained relatively stable although there is a bit of variation due to the impact of the new development.  Average township home prices actually peaked in 2005 at $462,000 but for the most part have remained in the high $300,000s.   In 2006 the average price was $366,000, in 2007 $406,000, 2008 $415,000, 2009 $380,000, and 2010 $389,000.  Home sales activity has eased a bit with 209 home sales in 2006, 142 in 2007, 116 in 2008, 133 in 2009, and 116 in 2010.

In 2011 there have been only 13 completed home sales with an average price of $335,000.  There are also currently 101 homes listed on the market with an average asking price of $496,000 with an additional 14 properties under contract with an average asking price of $481,000.

With its long history, key location on major area transportation routes, and wide variety of housing options, home sales and prices should remain solid well into the future.  You should be sure to include Concord in any home search in the area.
